Tenants vs. Homeowners in San Fernando Valley – Who is Responsible for What?

If you’re a tenant moving into your new home, we welcome you. Here are some things to remember that will make your stay a pleasant one.

Resident’s Manual

Your leasing agent will provide a Resident’s Manual that has all the information you need to care for your new home. You’ll also receive an inventory and condition form to document the move in condition of the property. Go through the home and take pictures of anything you note. Email the form and photos back to us within five days of your move in. This form stays in the leasing department, so if you see anything that needs maintenance, please submit a separate maintenance request through your tenant portal.

We want you to enjoy your new home, and we’ll work with you to keep the place maintained. Here are the resident and owner responsibilities.

Tenant Responsibilities

Tenants are responsible for keeping the property clean and tidy. You need to set up utilities in your name and take care of the landscaping and the yard. As a tenant, you’ll also have to take care of minor maintenance issues and seasonal maintenance like changing light bulbs and furnace filters as well as refrigerator water filters. You’re also required to comply with federal, state and local property codes.

Owner Responsibilities

Owners are responsible for ensuring the rental property is clean, safe and ready for occupancy. We will re-key all doors that lead to the outside. Owners must also comply with laws pertaining to detectors in the home. If applicable, the landlord must also provide the tenant with a copy of HOA rules and regulations.

Online Portal

Your leasing agent will provide you with a log in for your private resident portal on our website. You can pay rent electronically every month with your checking account or a debit or credit card. You can also set up automatic recurring payments to ensure rent is paid on time. When you pay rent online and on time, you’re eligible for the Real Property Manager Resident Club, where you can save hundreds of dollars every month on items you purchase every day. You’ll get a link to sign up after you pay. If you need maintenance, you can log into your portal or call the maintenance hotline and submit a ticket.

When it’s time to move, Real Property Management rewards residents who make on time payments and take care of the property by providing a payment history and letter of recommendation.
