Step 1 (Day 1): Request a Property Evaluation
Complete our short intake form or speak with our team to schedule a property evaluation. We’ll review your property details, goals, and timeline.
Step 2 (Day 2-4): Review Your Custom Proposal and Market Review Analysis
You’ll receive a Leasing & Management Proposal outlining:
- Recommended rental pricing
- Service tier options (Silver, Gold, or Platinum)
- Estimated timeline to lease
- Optional protections and add-ons
Step 3 (Day 4-6): Select Your Management Plan
Choose the service level that aligns with your desired involvement and protection. We’ll walk you through the differences and answer any questions before moving forward.
Step 4 (Day 6-7): Sign Management Agreement
Once you’re ready, we’ll finalize the management agreement electronically and collect the onboarding setup fee.
Step 5 (Day 7-10): Property Setup & Marketing Prep
Our team completes system setup, confirms owner preferences, and schedules professional photography and marketing assets as applicable. (if rent ready)
Step 6 (Day 10-14): Listing Activation & Leasing
Your property is listed across 250+ rental websites, showings begin, and qualified applicants are screened using our comprehensive approval process.
Step 7: (Day 14-30/market-dependent): Tenant Placement & Ongoing Management: After lease execution and move-in, we transition to full-service management, including rent collection, maintenance coordination, and monthly reporting.
